Seneca Property Acquires Prime Manchester City Centre Office Asset for Refurbishment and Repositioning Queens Court, 24 Queen Street, Manchester, M2 5HX. North West property investment firm secures rare freehold opportunity in Manchester’s core business district, with plans to deliver best-in-class workspace. Seneca Property, an active North West-based property investment company, has successfully completed the purchase of the freehold interest in Queens Court, a prominently positioned office building located on Queen Street overlooking Lincoln Square in Manchester city centre. Queens Court comprises approximately 11,948 sq ft of office accommodation over ground to fourth floors. The building offers immediate opportunities for refurbishment and repositioning. Occupying a prime position within Manchester’s central core, the property sits at the intersection of Spinningfields, Deansgate and Albert Square, one of the city’s most vibrant and sought-after office and leisure locations. The building benefits from excellent connectivity, with St Peter’s Square Metrolink stop within a short walk and access to all of Manchester’s principal railway stations. Manchester continues to establish itself as the UK’s leading regional office market, underpinned by strong occupational demand and sustained rental growth, particularly for high-quality, smaller floorplate workspace. Seneca Property has already commenced a comprehensive refurbishment programme to reposition the building, with works currently underway on floors two, three and four. The scheme will deliver best-in-class workspace across c.2,500 sq ft floorplates, with completion due in summer 2026. The acquisition reflects Seneca Property’s continued focus on well-located assets where it can apply its asset and project management expertise to transform buildings and drive rental performance. Jeff Morton MRICS, CEO of Seneca Property, commented: “We are delighted to have secured Queens Court, a rare freehold opportunity in the heart of Manchester city centre. The building occupies an exceptional position overlooking Lincoln Square, within one of the UK’s strongest regional office markets. With refurbishment already underway, this is a great example of our ability to reposition well-located assets and deliver high-quality workspace that meets the demands of modern occupiers.” Chris Bullough, Managing Director of Seneca Property, added: “This acquisition reflects our hands-on approach to asset management. Queens Court provides an excellent opportunity to transform the building through a comprehensive refurbishment programme and deliver best-in-class workspace in a supply-constrained market. Manchester continues to see strong demand for high-quality, smaller floorplates, and we are confident the scheme will be well received by occupiers.” Seneca Property, founded in 2017, has invested more than £200 million across a broad range of opportunistic real estate opportunities throughout the UK.
