MetSpace's London Managed Offices proving popular
MetSpace added 21,425 sq ft of managed office space across central London in Q2 2026, about three times the same quarter a year earlier, and almost 80% is already let or under offer. Here's what it says about demand and what occupiers can do about it.
Somebody in central London has been very busy adding offices. And filling them. MetSpace added 21,425 sq ft of managed office space across the capital in the second quarter of 2026, up from 6,652 sq ft in the same quarter of 2025. That is a little over three times as much, and almost 80% of it was already let or under offer by the time the figures came out. If you were hoping to stroll in and pick a floor at your leisure, the early birds may have beaten you to it. Six buildings across central London The new space sits in Euston, Angel, the City, Clerkenwell, Midtown and Shoreditch. Here is where the quarter's new space landed: Area Building What happened Euston 22 Upper Woburn Place 7,268 sq ft let to an AI company Angel 44 Pentonville Road 4,413 sq ft in a Grade II listed chapel, reported as let to a fashion brand. The FlexWorkspace listing now shows the second floor available from 1 December 2026 City 141 Fenchurch Street Floors five and six taken by a tech company. Two more spaces are available now (see below) Clerkenwell 67 Clerkenwell Road 1,550 sq ft taken by a capital investment firm. A smaller office is available now (see below) Midtown 28 Bedford Row 2,500 sq ft let to another AI company Shoreditch 1 Curtain Road Newly refurbished 2,735 sq ft, still being marketed when the figures were reported So what is left to let? Here is what the FlexWorkspace listings show. 67 Clerkenwell Road: a 793 sq ft fourth-floor managed office for 10 desks, available now at £9,251 a month plus VAT. It has two private meeting rooms and a 12-month minimum licence, and the listing shows the price as including rent, rates, service charge, buildings insurance, cleaning, high-speed Wi-Fi, furniture and kitchen access. 141 Fenchurch Street: two managed offices, both available now on a 12-month minimum licence. There is a 554 sq ft ground-floor space for 10 desks at £5,078 a month plus VAT, and a 624 sq ft third-floor space for 10 desks, with its own private meeting room, at £7,470 a month plus VAT. The listing shows the same inclusions as Clerkenwell Road. 44 Pentonville Road: the 4,413 sq ft second floor is shown as available from 1 December 2026, with space for 48 to 60 desks, four private meeting rooms and three phone booths, at £42,291 a month plus VAT. Note the mix: two AI businesses, a fashion label, a tech firm and an investment house. That is not one single sector. When the buyers range from algorithms to hemlines, it suggests the appeal is the format rather than any one industry. What the numbers are really saying First, a small but important distinction. The 21,425 sq ft is space MetSpace has added to its portfolio, not space that has been let to occupiers. The demand signal is in what happened next: most of it found occupiers quickly. At Upper Woburn Place, MetSpace had an occupier lined up before the fit-out had even finished. Second, the product. MetSpace specialises in self-contained managed offices: your own front door, a fitted and furnished floor, all-inclusive pricing and a licence agreement rather than a traditional lease. For a growing team that wants to move in, plug in and get on with it, that is a tidy answer to a fiddly question. Third, the landlord angle. MetSpace reports interest from landlords looking for operators who can bring space to market quickly. Put simply, landlords are keen to work with operators who can get managed floors ready quickly. The flip side for occupiers is that the good ones can disappear faster than a sandwich platter at a Friday all-hands. What you can do about it Start early. Give yourself enough time to find the perfect option. Shortlist the spaces that are available now and those coming soon, and it is worth asking what can be tailored to suit your team. Look beyond the headline postcode. Angel, Clerkenwell and Shoreditch all sit close to the City and Midtown, and are well worth comparing. Your sat nav (and your commute) may thank you.
